Spring brings new issues to tackle for Landlords. Maintenance and repairs that came up over the winter seasons should be addressed.

Clean the gutters

Make sure your gutters are free of leaves and debris. A blockage along the way can cause costly water damage on the inside of the property. Dry leaves in gutters can also be the source of fires later in the summer.

Check the roof

Winter winds and storms may have landed some branches or debris on your roof without you knowing it. They should be removed by a tradesperson. Any broken tiles must be repaired to avoid leaks.

Maintain air-conditioning

Appliances such as the air-conditioner and heating system should undergo regular and proper maintenance.This helps with tenant safety as well as energy efficiency.

Gardening

If your investment property has a yard or garden, spring is the time for general landscape maintenance jobs. Have trees pruned, power wash paths, and check the condition of decks.

Being proactive with maintenance lets your tenants know you care for your investment property and for them, which will influence them to care for the property on their end.
